The decision in focus

What does the projected ownership total include and exclude?

Choose a consistent cash-flow view

For a financed purchase, show down payment and cash-paid acquisition costs, then debt payments, operating cash and eventual net sale proceeds after loan payoff. If instead analyzing unlevered asset economics, use the full purchase price and omit financing principal cash flows. Mixing both methods can count purchase capital twice. State which view is presented so readers can compare alternatives fairly.

Keep time and assumptions explicit

Record holding period, inflation or annual cost changes, utilization, interest and sale-value assumptions. Use actual scheduled loan balances rather than subtracting an invented straight-line principal amount. Separate one-time events from annual recurring costs. A five-year heading does not justify treating a major year-three maintenance event as if it occurred evenly every month. Show annual cash and the exit calculation as well as the total.

Add tax and opportunity cost carefully

A pre-tax cash-flow result is useful without speculative deductions. Add tax only from professional-supplied assumptions, keeping federal and California treatment distinct. Opportunity cost or discounted value is another analytical layer and should show its user-entered rate and interpretation. Do not add a financing interest charge again as opportunity cost without explaining the framework. Avoid presenting a discount rate as a guaranteed investment return available elsewhere.

Stress and reconcile the result

Test lower utilization, higher expenses, a later sale and a weaker exit value. Show cash shortfalls rather than hiding them in a positive residual assumption. Validate that the beginning debt, scheduled principal reductions and final payoff reconcile. Update the model from actual invoices and current professional inputs. A transparent scenario gives the owner a planning tool without claiming to predict market value, approve financing or calculate a tax return.

Your next-step checklist

  • Choose levered or unlevered view.
  • Show annual dated flows.
  • Separate optional tax assumptions.
  • Reconcile loan and exit math.
