Set the equity contribution together with acquisition costs and post-closing reserves. A larger down payment reduces borrowing but can leave the ownership plan short of usable cash.
Distinguish price from lender value
Ask how the lender establishes the financing base and whether its stated advance relates to price, appraised value or another defined amount. If value is lower than the negotiated price, required cash may rise. An asking price or broker opinion should not be treated as a final lender valuation.
Build the entire cash-to-close calculation
List down payment, deposits already paid, inspection, escrow, legal work, taxes, program transfers, training and initial repairs. Identify what is financed, what is cash-paid and what is only an allowance. Credit prior deposits once, and do not subtract a trade's gross value without its payoff and selling costs.
Compare equity choices with reserves
Run several down payment scenarios while retaining a separately chosen reserve for fixed expenses, maintenance and contingencies. Show resulting payment and debt at sale. The optimum is not automatically the minimum permitted equity or the highest possible equity; it depends on the buyer's complete liquidity and risk constraints.
Document the source of funds
Prepare evidence of available funds and explain whether any source is borrowed, pledged, awaiting a sale or subject to withdrawal restrictions. Ask the actual lender how it treats each source. Do not assume a nominal account balance equals cash available for closing, and plan settlement timing with advisers before funds are needed.
Illustrative decision worksheet
Illustrative only: a $5 million purchase with $1 million equity leaves a $4 million base loan before any financed fees. A separate $250,000 acquisition-and-reserve allowance increases cash planning to $1.25 million; it does not reduce the aircraft price. These numbers illustrate the worksheet, not an available loan-to-value or reserve requirement.
